CloudMoney was founded in St George, Utah in 2020 with a single conviction: that accredited investors deserve access to the same secured, yield-generating real estate instruments that institutional lenders have used for decades.

The Foundation

Why We Started

After years in commercial real estate lending, our founders saw a persistent gap in the market. High-net-worth individuals were being offered equity-heavy, illiquid real estate funds — or low-yield savings instruments — with little in between. Meanwhile, the trust deed market, long dominated by regional banks and private lenders, was generating consistent 10–12% annual returns secured by first-lien real property.

We built CloudMoney to bridge that gap. Our platform gives accredited investors direct access to carefully underwritten trust deed positions — with the transparency, documentation, and investor protections that institutional-grade lending demands.

Since our first origination in early 2020, we have funded over 120 trust deeds across Utah, Nevada, and Arizona, returning principal and interest on every matured position.

Every underwriting decision begins with one question: how do we protect investor principal? Conservative LTV ratios, first lien positions, and independent appraisals are non-negotiable on every deal.

Investors receive full loan documentation, monthly statements, and direct access to our team. We do not obscure fees, risks, or loan performance behind fund-level reporting.

Disciplined Origination

We decline more deals than we fund. Our underwriting team reviews borrower credit, property condition, market comparables, and exit strategy before any capital is committed.
